Community account
Nobody owns the garden. Nobody owns the roof. But everybody depends on them, and everybody pays for them. The Community account is how that works.

Homeowners and business owners inside the same building or development, all responsible for the shared space between them. The board manages it. Every owner participates in it. The account keeps both sides structured, transparent and on record — and it outlives everyone currently holding office.
One account, two roles
A community is the only account type where two groups hold the same account for different reasons. The board runs it. Owners take part in it. Each side sees a different set of tools and the same underlying record.
Boards change. The account does not.
A treasurer leaves and takes nothing with them. Every decision, every repair, every vote and every fee stays where it was recorded — which is the only reason a community can answer a question about 2009.
Common property
Nothing inside the gate is unowned. Every square metre belongs either to a unit or to the association, and the association is the residual owner of the rest. That is what makes common property lettable: a gym membership, a laundry session, guest parking and a ground-floor shop are the association trading what it holds.

Every owner pays fees, and every owner has the right to know where the money goes. The board collects, budgets and holds the reserve — but it holds it on behalf of people who can open the account and check. Transparency here is not a courtesy; in most jurisdictions it is a legal obligation.
Verification
A volunteer board cannot check a company registration, confirm an identity or track a professional's history across other communities. Club TXP does that once, centrally, so the board issues a work order rather than taking a chance.
Governance and liability
A volunteer treasurer is personally exposed if elections, minutes or accounts are not kept in the form regulators require. The account keeps them in that form by default — every vote counted, every decision documented, every minute signed and filed, whether the meeting was held in the room or remotely.
That record is also what protects the next board, who inherit decisions they were not present for.

When a development completes and units sell to many owners, the community forms and the account transfers. Warranties, contractors, specifications and decisions move across intact — so the first board inherits a record rather than a box of paper and a phone number.
